A Look-Back at House prices in 2024

The year 2024 proved to be a pivotal period for the UK housing market, marked by economic shifts, evolving buyer preferences, and fluctuating interest rates. As affordability remained a key concern for many, house prices reflected a mix of regional disparities and broader market trends. With  UK house prices ultimately ending the year up 4.7% year on year in December, according to Nationwide’s latest House Price Index, this article takes a closer look at how house prices unfolded over the past year.

Increased House Prices Nationwide

Nationwide reported that the average property price in the UK reached £269,426 in December, reflecting a 0.7% increase from November. This figure remains only slightly below the record high seen during the summer of 2022. During the year, the UK experienced a notable increase in property prices across all regions.

Why Are Property Prices Increasing?

The property market is complex and ever-changing making it difficult to identify the definite reasons why property prices saw increases across the UK over 2024. Nevertheless, there are some factors that experts agree have likely contributed to this rise.

One of the primary reasons believed to have impacted property prices was the gap between housing supply and demand. Whilst new housing developments continued, there were reports by building developers that they were unable to keep pace with the growing population, house demand and changing requirements, such as an increased preference for larger homes or detached properties. This limited availability of desirable homes in sought-after locations drove up competition among buyers, contributing to price inflation. This issue was further exacerbated in some regions due to strict  planning restrictions and rising construction costs which slowed the delivery of new housing stock.

Despite a challenging economic backdrop, the UK economy demonstrated unexpected resilience in 2024, as reported by Nationwide. This stability brought confidence among potential buyers and sustained activity in the housing market. Additionally, the Bank of England maintained a cautious approach to interest rate hikes, preventing sudden shocks to borrowing costs. While mortgage rates remained elevated compared to pre-pandemic levels, they stabilised over the year, enabling buyers with stable incomes to proceed with purchases. The gradual improvement in market conditions encouraged prospective homeowners to act, supporting higher property prices.

What is in store for 2025?

Nationwide predicts that the changes to stamp duty, that are  set to increase costs for buyers starting in April 2025, will likely cause fluctuations in house prices during the early part of the year. A surge in transactions is expected between January and March, followed by a potential slowdown over the next three to six months.

Robert Gardner, Nationwide’s chief economist, explained, “If the economy continues to recover steadily as anticipated, we expect housing market activity to gradually strengthen. This will be supported by easing affordability pressures, driven by slightly lower interest rates and wage growth outpacing house price increases.” Gardner added that once the stamp duty-related instability settles, house price growth is expected to normalise to the 2-4% range by 2025.

In conclusion, navigating the housing market in 2024 has been a complex journey for both buyers and homeowners, shaped by fluctuating property prices, shifting buyer demands, and evolving economic conditions.
